You'll evaluate whether your university qualifies as a target market — lease rates, housing supply, student demand, and local dynamics. This is exactly how real acquisitions get made.

If you find a property I end up buying, you get paid. Period. The more you contribute — market intel, deal leads, local relationships — the more you earn.
